DSCR loans: qualify the property, not the paperwork
DSCR stands for Debt Service Coverage Ratio. In plain terms: if the property's rent covers its payment, the property qualifies on its own cash flow — your tax returns stay out of it.
What DSCR means
DSCR = Debt Service Coverage Ratio
Rent in. Payment out. If the rent covers the payment, the property carries itself — and you qualify on the property, not on your paperwork.
The underwriter compares the rent the property produces against the total housing obligation for that property — principal, interest, taxes, insurance, and any association dues. Thresholds, reserve requirements, and the treatment of vacancy differ by program, and a lender sets terms only after reviewing a complete file.

What a DSCR file carries
- Lease agreements, or a market rent opinion where the property is vacant.
- Entity documents when the property is vested in an LLC.
- Evidence of reserves held after closing.
- Property insurance, title, and — for condominiums — project review documents.
- Documentation of the source and seasoning of funds.

What is a DSCR loan?
A DSCR loan is investment property financing qualified against the property's debt service coverage ratio — the relationship between the rent it produces and the total housing obligation for that property. Personal income documents generally stay out of the analysis.
How is a vacant property qualified?
With a market rent opinion, typically prepared by the appraiser alongside the appraisal, rather than with an existing lease. The property still has to support the obligation on paper; the rent figure simply comes from market evidence instead of a signed tenant.
Can I hold the property in an LLC?
Entity vesting is commonly permitted on DSCR programs, which matters for investors organizing holdings by property or by partner. Entity documents — operating agreement, registration, and evidence of good standing — become part of the file.
Is there a limit on the number of financed properties?
Non-QM programs generally do not cap financed properties the way agency guidelines do, and some allow multiple properties under a single blanket structure. Each property is evaluated on its own cash flow and condition.
Do short-term rentals qualify?
Some programs consider short-term rental income, usually supported by platform statements or a market analysis for the specific property, and local ordinance restrictions are part of the review. Treatment varies by lender, property type, and occupancy.
Is there a prepayment provision?
Investment property programs frequently include one. Ask about that term directly before signing, because it shapes how the loan behaves if you sell or refinance early.
